If disaster strikes your dwelling, you as a renter, face the same risk as the homeowner. The homeowner’s insurance protects the building, not your belongings in it. Renters insurance can protect your belongings in case of disaster.

Renters insurance is the financial assistance which one receives in case of a loss or destruction of ones belongings when one is staying on rent. The actual economic value of the goods or commodities destroyed, stolen or damaged, belonging to the tenant is included in the renters insurance coverage. The value of the actual building is not included.

Ones responsibility of a person being injured at ones home or if a pet is injured and the cost for tackling legal defense cases are covered by this policy.

If, as a renter, you have this policy, you are covered for losses due to explosion, lightning, smoke, fire, windstorm, damage caused by water (does not include floods), theft and hooliganism. Generally, renters’ insurance does not cover floods and earthquakes. A separate policy or rider must be purchased if you want protection against floods and earthquakes. If you are unable to live in the rented house or apartment due to fire or any of these causes, you will be eligible for benefits under renters insurance.

There are two types of renters insurance – Actual cash value and Replacement Cost. Under actual cash value, one can enjoy the coverage after reducing the maintenance cost incurred on the possessions or dwelling place, up to a limit which falls within the sum insured.

Under replacement cost, one can enjoy the coverage without reducing the depreciation cost up to a limit which falls within the sum insured. Replacement cost coverage will cost you more in premiums, but it will also pay out more if you ever need to file a claim.
